What we do.
Our Valor Advantage program is well suited for homeowners who are interested in selling a home that needs work and are looking for a company that can handle everything from start to finish. Our unique and creative real estate solutions enable homeowners to fix up and sell their home without needing to come up with any cash out of pocket. We work in collaboration with the homeowner, conducting a CMA (current market analysis), and home evaluation to determine the current value of the property. This information is provided to the homeowner and if it qualifies, Valor Advantage will guarantee the price the homeowner will receive once the home is sold. Valor fronts all of the money needed for expenses including remodeling the home, real estate closing costs and transaction fees.
A unique investment opportunity.
Valor has created an opportunity for individuals or groups to partner with us who are interested in making short term investments. These investments fund the overhead, labor, and material costs associated with each project we do. We guarantee a fixed return rather than an interest rate which typically yields up to an 8% ROI. The average holding time of the investment is 90-120 days but it could fluctuate based on the unique circumstances of the project. We understand that “time is money” and we will estimate the timeframe for each project, however we cannot control the ups and downs of the real estate market and the investor will not be paid out until the project (house) they invested in is sold.

Investors are paid after the project is completed and the home is sold. An investor does have the opportunity to invest in multiple projects simultaneously.

The investment contract is made between the investor and Valor Advantage. (There is no stake tied to the home being renovated and sold, the investor does not have the right to lien).

Each individual investment is tied to a specific project. The amount invested equals the amount of money budgeted for the renovation costs. Each investment is tracked alongside the project financials and the payout is associated with the sale of that house.

Valor will estimate the timeframe of a project and a date they expect the home will sell by, however they will not guarantee it. Sometimes a house takes longer than expected to sell and the investor will need to wait to be funded. This is the risk factor to the investor, but quite frankly it doesn’t happen often. The homes we renovate tend to fly off the market, sometimes even before they are listed on the MLS.
